Clearfield Real Estate market showing signs of Improvements

February is showing signs of improvement after a few months of slow real estate market in Clearfield Utah. A total of 22 homes were sold in February 2010 while in February 2009 there were only a total of 13 homes went sold.  Hence home sales did increase by 40.91%.  As home sales increase, home prices decreased by 8.68%.

During February 2009, all homes sold had an original list price of $179,000 and a median sold price of $167,000. In February this year homes sold had an original list price of $156,450 and a median sold price of $152,500.  The median square feet size of all the homes sold in February this was 1,876 and the median dollar per square foot price was $79.34.

In view of the fact that the first time home buyer tax credit is still taking place and interest rates are still low, hopefully there would be a steady improvement in the real estate market of Clearfield and that home sales will remain stable and strong. When the home buyer tax credit will come to its end and interest rates will rise then this might have a depressing effect in the entire real estate market of Clearfield.
