Is blogging can help your real estate career?

The best way to market your real estate business is through networking.  This involves developing connections and socializing with other people within your industry where most likely potential clients found. There are so many budget friendly opportunities nowadays for real estate professionals to take advantage without spending huge amount of money to build a successful real estate business, and blogging is one of those.

Blogging is a form of self-promotion that is needed to survive in the today’s housing market condition, according to its proponents. Blogging is similar with social media, where you can promote your business with other people that its proponents claim must used to stay alive in the today’s real estate market.  On the other hand, blogging detractors claim that it is no longer effective and no real sense to create blog at this present date.

Is blogging is for every real estate agent? I don’t think that this is the most effective way of having an online presence for real estate agents even though I’m a blogging fanatic as a way to get content online. It is simply another avenue for business promotion that works if suits your personality. You can find your blog as the most significant business source if it is right for you.

Ask yourself with these questions to determine if blogging is perfect for you.

I’m I a good writer?

Do I love communicating with others?

I’m capable of writing 3-5 topics to blog if I were asked right now?

Do I have lots of energy to sit and work for long hours in computers?

There are two kinds of real estate agents, an agent that much better online and likes to sit long hours in front of computers and those wonderful in person but losses all delightfulness when facing computers. Know yourself what type of agent are you to determine if blogging is worth it to invest your time, If not then try to focus with something else that you think would work for you.

Three Principal Home Purchasing Strategies

Some people might call the current real estate market situation as the perfect time to pick a new home since it is copiousness of short sales and bank-owned. Home prices are lower than they have been in many years and buyers are not letting this opportunity to pass by. With these prices at their lowest many potential home buyers are coming out of the shell to purchase their first home to live, to invest and make a vacation place or for other various reasons. What I have in here are the three home buying strategies that will give you edge in the today’s market.

Buy a home as a short sale. A short sale is carried out when the owner has defaulted on their mortgage and bank is on the action of foreclosing the property. The second purchasing strategy is to buy a home as REO or real estate owned. Bank owed or REO occurred when the foreclose property is not sell during the foreclosure auction. Possessions will return to the custody of the lender and let the REO agents to market these properties.

REO purchase huge advantage over short sale is that most bank owned properties usually cleared up of major rubble and fixes completed.   These properties are also well inspected compared to Fruit Heights UT homes for sale sold in foreclosure auctions which normally out of inspection. The cleanest offer is accepted in many cases and it is not always the highest bid.

The third method is to purchase house the typical transaction. This is how many of us believe the procedure of home buying will operate. The owner and the buyer can both directly talk each other regarding the terms in all aspects of deal from the deadline to the asking price and closing cost. What’s not good in conventional buy is the price which is much higher than buying foreclosures in Roy Utah and short sale.

BARTON CREEK RETIREMENT PARADISE

      The other day we headed out Barton Creek to my friends property to check it out.  At first I was a little curious as to why my friend Mike bought a property a few miles away from town; but as we drove there I found out why.  Driving towards Barton Creek all the way to his property was a site you must see. At every turn you could see peeking hills fill with a diverse blanket of colors of green on all the hills and valleys of the golden oranges orchard in Cool Shade. Cool Shade is a Mennonite community of farmers who work and live there. Further in, Mennonite family community was more visual. You could see the men farming, women working and some children helping others playing. All of them were wearing their traditional clothes and was unique to see that they are still Mennonites that keep their traditions and culture alive.

Emerging Trends in Second Home Real Estate indicate Stability and Growth

 (August 15, 2010) – The 2010 Second Home Trend Report indicates 45% of existing second home owners believe that now is a good time to buy an additional second home. 

 E360’s Second Home Trend Report, surveys existing second home buyers on the preferences of timing, attributes, location, and pricing of an additional second home purchase.
 
Of those 45% indicating that they are in the market for a second home, Mexico is the top international destination with more than half of the total interest.  E360’s Global Research Analyst, Chad Martin said “although only half of our respondents believe now is a good time to buy, it is impressive that there is a strong second home contingent looking at a market like Mexico.”
 
More impressively, of the remaining 54% who indicated that now would not be a good time to buy 79% indicated that they would be likely or very likely to purchase in the next 2 years.  Martin says “this is a strong indication that demand will continue to grow over the next two years and will strengthen the second home market”.
 
As consistent with current market trends, lifestyle and vacation attributes are the leading motivator at 46% for second home buyers with investment purposes coming in next at around 41%.  Second home purchases for the purpose of retirement ranked 3rd at just over 11%.
 
The desire for a second home geared for vacation purposes is not a surprising finding. Martin said “this is a consistent trend with the preferred attributes of the buyer being water views and proximity to water or mountain activities.”  Lake and ocean views combined for an overwhelming majority of the preferred attributes surveyed with mountain views coming second.
 
Martin adds “While spa and medical facilities have exhibited recent high growth rate forecasts in recent studies respondents did not translate that growth into the high motivation for a second home purchases. Green based second homes did not show the high appeal translating into a purchase motivation. Golf has not clearly shown itself as primary appealing attribute as it translates to real estate buyers when compared to other second home attributes.”
 
Although most respondents indicated they would be looking in International markets for a second home, nearly 49% of purchasers will be looking domestically.  “although most of these buyers plan to wait 1-2 years, this is great news for the US Second Home market.  Over the next few years we anticipate that the second home market in the US that are focused 100-1000 miles from highly populated areas will see an increase in demand.”
 
According to the study, 40% are looking at areas 500-1000 miles away and nearly 30% are looking from 100-500 miles away from their homes.  The numbers over 1000 miles dropped significantly to 11%.  This supports the trend that of those interested in a domestic or Mexico second home market, nearly 39% of buyers are looking in rural areas throughout the US.
 
Of the same second home buyers looking at a US purchase, 49% are looking for a single family home and 60% preferred a smaller 2-bed, 2-bath floor plan.
 
These respondents are interested in the $200,000 to $400,000 price range and 60% are not interested in receiving financing for the purchase.
